How it Works: Buy Confidently With HomeOptima

Our Proven 7-Step Home Buying Process

We want you to feel supported in the home buying process and confident in your purchase decision. That’s why we’ve developed a tried-and-true buying strategy that brings you right into the process.

Step 1

FREE Consultation

We come to you and get to the heart of all home buying requirements (from home features to ideal locations...all the way down to specifics, such as commute times or school districts) and discuss budgets to get a full picture of your individual needs.

Step 2

Mortgage Pre-Approval

HomeOptima works with a Top 5 mortgage broker that can provide pre-approval within 48 hours. This will help you understand your budget and help us focus on what to look for (and where).

Step 3

Zeroing In on Options

We’ll explain the best type of home(s) and neighbourhood(s) that fit your needs and budget. Then, we’ll use our proprietary home matchmaker tool and experienced market knowledge to pull specific options.

Step 4

The Discovery Process

An agent will book a few options in a few different places that fit your requirements. This helps us set a baseline and learn from your feedback in order to refine your requirements and validate your preferences.

Step 5

Showing and Tracking

As we book viewings, every home seen will be rated, recorded, and shared in one central portal so that you can see, in one place, what you say, what you liked, if you put in an offer, and if it’s still available. You will be notified of offers and selling status of every viewed property instantaneously.

Step 6

Setting Up the Offer

Once you’ve found a property you like, we’ll perform a market analysis and leverage our Offer Planning Tool to negotiate a fair offer, ensuring you get the best price and under the best possible terms. You will never overpay for a property!

Step 7

Closing Support/Move-in Services

We don’t just disappear once an offer is accepted. HomeOptima is there for you right up until moving day, offering help with home inspections, moving assistance, and more! We get your new home professionally cleaned for free before you move in.

How long does it take to buy a home in the GTA?

Buying a home, no matter where you are, can move very quickly or very slowly. Some clients know exactly what they want, and are lucky enough to spot their dream home right away. Others take more time and like to explore more neighbourhoods or are willing to wait to see what opens up over time. When you meet with us, we’ll discuss what your expectations and needs are and develop a personalized homebuying strategy that will help you find your home according to your flexibility or timelines. Either way, the goal isn’t to rush the process. Rather, we want to make sure you find a place you’ll love for years to come, and we’re willing to put in the time and effort to make that happen - on your terms.

Getting pre-approved for a mortgage is the first step in your home-buying journey. By getting pre-approved for a mortgage is important as it helps you understand how much of a home you can afford. This pre-approval will help dictate what is available to you and where so that we can find a home within your budget that still ticks all the boxes in terms of expectations.

The more of a down payment you have, the better. That said, you don’t necessarily need to have 20% saved up in order to start searching for a home. Talk to us, and let’s understand together where you are and what you have to work with so that you can become a homeowner sooner rather than later!

The best way to keep track of all the homes you’re interested in - from those you’ve viewed to those you’d like to see - is to work with us! Our agents have a unique visualized tracking system that keeps you up to date on every home you are interested in. You’ll see when you’re scheduled to view a home, what day you saw past homes, and notes on what you liked/didn’t like so that you can have a running list of everything that’s going on at any given time.

It’s always a good idea to get a home inspection done. While it may be a bit of an up-front cost, a home inspector will alert you to any major issues that may become problematic down the line.
